Mudjimba 3/103 Mudjimba Beach Road 3 Bed, 1 Bath, 1 Car Price: $320,000 Features: Large townhouse in a small complex of four. Private yet handy to beach, shopping Agent: Tony Brown of Maroochy North Shore Realty Contact: 0411 074 022, 07 5448 7700
What would you pay to live in a three-bedroom townhouse within walking distance of a beautiful surf beach? What would you have to pay to live on Sydney’s North Shore? What about on the Gold Coast? Yet what if I told you that a three-bedroom townhouse on Maroochy’s North Shore was available at $320,000. Just 1km from the beach, and about the same distance inland to a shopping centre, primary school and child care. Tony Brown of Maroochy North Shore Realty has had quite a few lookers at 3/103 Mudjimba Beach Road but no contract as of Tuesday. It stands out from the crowd, Tony said. If you are talking houses in Mudjimba you would be looking in the high $400,000s so this is a good alternative and a great starter. It offers privacy and position … central to Maroochydore, Coolum, Nambour, even Noosa. Being in a small complex of four and backing onto bush land it also provides privacy. The townhouse comprises open living, kitchen and garage with internal access downstairs. Upstairs are three bedrooms, full-size bathroom, second toilet and a large east-facing balcony. There’s plenty of storage, a fully fenced private courtyard, and pets are approved by application to the body corporate. The building is around nine years old and value could easily be added by updating the colour scheme and a few fittings. For investment it will rent for $280/w. This property offers a very affordable entry point one of the coast’s fastest growing beachside market places.

Maroochydore 23 Ridge Road 2 Bed, 1 Bath, 1 Car Price: $339,000 Features: Handy to Sunshine Plaza shopping Agent: Damien Said at Century 21 on Duporth Contact: 0411 725 624 Inspect: By appointment
Maroochydore, to the north of Sunshine Plaza shopping centre and towards the river - The Picnic point area in particular, has been a favourite of mine for a while. This brick and colorbond home is just to the north-west of the Plaza, and in between the Sunshine Homemakers Centre, Maroochydore High School, Primary School and Stella Maris Catholic School.
At $339,000 it has to be one of Maroochydore's cheapest houses. Located just off Evans Street, this two-bedroom home with heritage feel on 610sq m offers genuine entry level buying into the housing market. Add your own personal touch by adding value to the existing home with some TLC or perhaps a few renovations/extensions. Or even capitalise on the central location and the evolving CBD and rebuild your perfect home in a great location. Marketing agent Damien Said says there is also the longer term potential of the area. As the CBD precinct evolves around the property there could possibly be future development potential with rezoning.

There was a time ... and not all that many years ago ... that the perception commonly held in Noosa Heads was the world finished at Tewantin. Not any more. The Tinbeerwah Range, Doonan, Eumundi and now the railway towns of Cooroy, Pomona and Cooran have been embraced for their charm. The same goes for Kin Kin right up in the rolling hills. This set of five two-bedroom units have style and modern contemporary décor. They provide a great living choice for those who want a low maintenance, easy care lifestyle. A modern rendered finish with stainless lighting and kitchen finishes, new floor coverings, a private, casual relaxation area and a tiled outdoor entertainment area overlooking pretty parkland. The ample storage, single covered car accommodation with additional guest parking and central location are additional features of these units. It is only a short walk to the Cooroy shops, clubs and sporting facilities. These units are perfect for those who want the freedom to lock up and go travelling or for the investor who can rent the units out and benefit from the high return and the low body corporate costs. They would rent for $260,000 ...
Trisha and Heidi have three two-bedroom units still available from $269,000 and a dual-key option with two one-bedroom units at $449,000.
They are not open for inspection this weekend but will be on July 26.

Battery Hill 102 Buderim Street 3 Bed, 1 Bath, 3 Car Price: $379,000 Features: Original condition, convenient location Agent: Robbie Paul, RealWay Property Consultants Caloundra Contact: 0415 462 627 Inspect: By appointment
Battery Hill ... no, it’s not named that because there were lots of old car batteries all over the place ... but because it was the site of an artillery battery way back. Well way back in the 1880s actually, when it was feared the Russians would invade us. But it was also used for artillery practice in World War 2. The area right through Currimundi was part of John Ballinger’s selection. He was the first permanent resident in the area and the sheep used to sleep on Battery Hill.
Today it is becoming highly sought-after for beachside living and Battery Hill provides one of the last chances to get a foot in the door at an affordable price. The area has been very popular with both investors and renovators. Russell Smith and the team at RealWay Caloundra come up with some good ones from time to time but this is an absolute beauty. A three-bedroom home, beachside of Nicklin Way on 561sq m, marketed by Robbie Paul.
It’s a beautifully-presented home in a good location and at a realistic price. After 25 years it is now time for the present owners to move on. It doesn’t matter if you are a first time buyer, an entry level investor or even looking to downsize. All you need to know is that this is a first-rate Battery Hill opportunity positioned within a very realistic price range. This three-bedroom home is in neat, original condition and offers good-sized living areas, covered entertainment area, single lock-up garage plus three-car carport. Render it, add a bit here and there, an alfresco area or summer house and enjoy the results. From the front door you can walk to Currimundi Shopping Centre offering all
professional services, the convenience of being beachside of Nicklin Way with only a two- minute drive to the beach - and from the carport you can be on the freeway in a flash.

MOOLOOLABA is very much a benchmark of Sunshine Coast property. It’s where a lot of people want to be - especially close to the beach. This three-bedroom unit is in a convenient location, and marketing agent Jackie Crane of Amber Werchon Property believes it represents a great rental proposition, and a marvellous future capital growth opportunity. This could also be a prime opportunity for first home buyers to enter the lucrative Mooloolaba property market. This very neat and tidy unit is ready to move into as is, but also has heaps of potential for those looking to modernise. One street back from Mooloolaba Esplanade, you can walk to the beach, shops and cafes/restaurants in less than a minute. This could even make an ideal holiday unit. The three bedrooms are all carpeted and have built-ins. The main bedroom has a small ensuite and balcony access. The main bathroom has a bath as well as a shower, and a skylight. The kitchen has a double bowl sink, pantry and upright oven with cooktop and rangehood, and is quite reasonably sized for a unit. The living area is open plan and leads onto the front balcony. The laundry is neatly tucked behind concertina doors. There is also a single lock-up garage and security screens. This is one of the best value three-bedroom units currently on the market in Mooloolaba, Jackie says, and so close to everything.

Properties under $300,000 in Mooloolaba are scarce. Yet Natalie Atkinson of Amber Werchon Property has a two-bedroom townhouse in a complex of four, mostly owner-occupied, with a single carport in a quiet street. This fully security screened townhouse presents a great opportunity for a first homeowner or investor, Natalie says. Downstairs there is a timber kitchen with a gas cooktop, pantry and lots of cupboards. The kitchen overlooks the open plan tiled living and dining room, quite a generous size. The private courtyard enjoys the morning sun and is a great place to relax and entertain. Upstairs the raked ceilings give a feel of immense spaciousness. The main bedroom has a fan and built-ins, and the second bedroom has access to a back patio and a usable loft.

When I first moved to the Sunshine Coast and started looking for a house, I was amazed to find some of the agents bagging Bli Bli … it was only later I realised they were doing that because they didn’t have any properties listed in that area. At the time it was just a few homes wedged between the Maroochy River and sugar cane farms … and with lots of forests to the north west. Oh, and don’t forget the landmark Bli Bli Castle. Yet above all, Bli Bli was also very affordable. Well the town has changed remarkably in recent years, mainly due to the Parklakes Estate in the north - a new residential development with 25ha of parkland including 5ha of lakes. Bli Bli has a primary school and now there’s talk of a new shopping centre. With all that in mind, here is a property with potential that is still available with a small price tag. In fact it’s had the price reduced by $10,000 to what you will read in the paper on Saturday. Located on a large 863sq m parcel of land this two-bedroom home has been recently carpeted and painted and as marketing agents Thomas McGlynn and Mark Bryers of Century 21 on Duporth say, is has a modern yet homely feel. Featuring two adequately sized bedrooms and a spacious living and dining area, you will feel right at home with your outlook of beautiful green surrounds. You can tell how much care and attention has been paid to the house by the owner. Just as this house suits someone looking to downsize on to a peaceful property it also suits the savvy investor or developer looking to take advantage of the land size and position. It has never been rented but you could expect high $200s-low $300s per week.

Buderim has had a good history of strong property prices … it’s an area that is always in demand. Just back from the beaches and with lovely leafy streets.
Houses at Buderim under $400,000 are getting pretty hard to find but here is a cottage to suit first home buyers, empty-nesters or anyone wanting to downsize a little. The owner is relocating and requires a sale within the next 60 days. This property is one of the best buys in today’s market, according to Bev Hall of Hall and Hall Realty. And Bev should know, having been selling property on Buderim since the early ’80s. Priced at $375,000, the three-bedroom, ensuited brick dwelling is located in a quiet cul-de-sac within a short walk to a small general shopping centre.
Although the property gives the appearance of being small from the street there is a separate family room adjacent to a well appointed kitchen. The combined living and dining room is spacious with full length glass windows well appointed to let in natural light and the warmth of the winter sun.
The hallway which virtually runs the full length of the house serves also as a breeze way. At the rear of the dwelling is the covered patio where one can enjoy the quiet, or a friendly barbecue in the privacy of the fully fenced rear yard. The home features reverse-cycle air-conditioning, plus internal entry from the single garage with automatic garage door. It is within easy access to both state and private schooling.

THE price is a bit above what I would regard as budget buying but considering the position and the potential of this property it is certainly a hottie. It is regarded as Noosa Heads but most locals know it as Cooloola Estate … the gentle rise between Noosa Junction and Weyba Creek. It was once the home of the Rudd family swim school and I can remember doing news articles there about the sometimes amazing achievements of the learn-to-swim classes. It’s a single level brick veneer residence that should have the renovators reaching for the cheque book. Noosa News property writer Tim Kenway says that while the home is unlikely to take out a design of the year award any time in the future, the bare bones of the house, in-ground pool and mature gardens, will shine brightly with a little sweat and attention. There are three bedrooms split to one end of the house, with the remainder taken up by living areas facing the large parking forecourt off Tarina Street and the sleeper retained garden beds lining the block width rear courtyard gardens. Being a corner block there is an inbuilt extra degree of privacy. This is trimmed by mature mango, clumping palms and to one fenced boundary the buttress of a rainforest blue quandong. The home is shielded to the street by this greenbelt of lush vegetation. An extension now provides two lock up garages alongside a further side access at around trailer width. The forecourt of the 674sq m allotment will house three to four vehicles off street with ease. This is a terrific opportunity to secure an in-town location bolstered by enormous potential and made even more attractive by the asking price.

BACK in the 1960s Eumundi was the gateway to Noosa. There was no coast road from Coolum. Instead, the Bruce Highway went through the little hinterland town and you would turn off at the wooden signpost with its arm pointing at an angle – Noosa 9, I think it read. And Joe’s Waterhole, one of the two pubs in the town, gained notoriety for its famous slogan: Free Beer Tomorrow. Eventually the highway bypass was put in and it was thought the town would die. Yet the opposite it happened. By diverting the highway the town found new life. People discovered the joy of being able to park easily and do their shopping. Eumundi quickly became known far and wide for its Saturday morning markets and as an art and craft centre. It was the place to catch up with friends, share a freshly baked pastry and a tea or coffee with all the colour of market day.The old Queenslander-style houses were popular with people wanting to renovate, and establish themselves in a relaxed community. Acreage properties were also popular with musicians as well as sporting identities, wanting a retreat. Eumundi’s a lot busier now but it’s still got that small-town quality. There are some great places to eat, have a coffee. Noosa Hinterland Realty principal Richard Talady has been living in the area for almost 30 years and loves the atmosphere... there seems to be something going on all the time.
Two new housing estates in town have created a lot of interest – Eumundi 110 and Eumundi Town Estate. About 200 new homes will be built there in the next two years with prices ranging from $474,000 to $575,000 for house and land packages. But what interests me are a couple of houses in Memorial Drive that are renovators, starting at $369,000 – that one needs a lot of work, Richard says. The other is $389,000 and is at 136 memorial Drive And there are a few blocks out at Belli Park, to the west of the town. One offers 7.3ha (18 acres) with three-bedroom, two-bathroom house for $470,000. The other is a three-bedroom Queensland-style house on 1.01ha for $385,000 ... it has 9’ ceilings, vj walls, the property is fenced and has two dams.
EUMUNDI 136 MEMORIAL DRIVE 3 Bed, 1 Bath, 1 Car, on 809sq m What: Three-bedroom Federation style cottage in Eumundi Price: $389,000 Features: Polished floors, great storage underneath, with one locked up carport Agent: Richard Talady at Noosa Hinterland Realty Contact: 0419 643 015

Buddina 26 Iluka Avenue 4 Bed, 1 Bath, 2 Car Price: $570,000
Features: Priceless beachside location, corner situated, side access for caravan or boat Agent: Elisse Carin at Ray White Caloundra/Kawana Group Contact: 0415 587 869
THE year 2006 was the last time you could purchase a property in this street at this price, marketing agent Elisse Carin says. The house was passed in at auction and is now listed at a price that is way below recent sale prices. This street runs parallel with Pacific Boulevard and the beach. Elisse says that although the sellers are aware of the latest surrounding sale prices, they have reduced their expectations to more than meet today’s market. Price and proximity to the beach are definitely two primary benefits, however there is more to consider. This corner situated property is as good as a holiday home or weekender as it is as a family home. The location also provides easy access to Kawana Shoppingworld, health clubs, medical facilities, schools, specialty shops and cafés. Internally the home is immaculately and modestly presented with four double sized bedrooms with built in wardrobes. The bathroom has been updated with new fixtures including a spa bath and two separate toilets are provided. In the kitchen you’ll be cooking with gas and doubly impressed by how well the kitchen has been designed to maximise cooking and cupboard space. Get outside to enjoy barbecues undercover with great space for all the family. The backyard also provides the perfect place for your caravan or boat and is found through separate gated access.

It wasn’t that long ago you could get a four-bedroom house on Kawana Island in the early $400,000s. You had to look … but they were there. Three-bedroom homes were generally in the high $300,000s. But all of that has changed. The Island has virtually sold out of vacant land, just a few waterfront blocks are left. And with the release of land in the Brightwater residential community it will only add to the value of Island properties. Natalie Atkinson of the Amber Werchon Property team has come up with what she believes is the cheapest four-bedroom house on Kawana Island. Kawana Island 1 Barbuda Court 4 Bed, 2 Bath, 2 Car Price: $489,000 Agent: Natalie Atkinson, Amber Werchon Property Contact: Natalie on 0407 011 302 Inspect: 12-12.30pm Saturday INVESTORS and first home buyers should take a serious look at this near-new Kawana Island home. Only 18 months old, it has a fresh, modern design, four bedrooms, two bathrooms, two living areas, ceiling fans, air-conditioning and an undercover outdoor entertaining area. The kitchen is fully equipped with standard fittings. The large fenced yard is ideal for young children, as it is a flat and fully fenced 530sq m block, with room for a pool. There is also side access for a boat/trailer/caravan. And it rents for mid $400s per week. Another one not all that far away is at 13 Nindoah Street, Wurtulla, and it comes in at $399,000. It’s listed with Andrew Dyce at Harcourts Caloundra. Properties in Wurtulla look set to benefit from the proposed developments on the western side of Lake Kawana. Buderim 18 Nyes Crescent 5 Bed, 2 Bath+, 2 Car Price: Auction on site Sunday, October 12, at 10am Features: Breathtaking views, great separation of living Agent: Mitch Sinclair, Amber Werchon Property Agent: Mitch Sinclair 0439 206 626, Amber Werchon Property Inspect: Saturday 12-1pm, Sunday from 9.30am Mitch Sinclair of Amber Werchon Property is tipping this to be the auction of the year. With about 90 inspections so far on this property and more than 2000 hits on the internet, he could be right. Desperate circumstances have meant that this property has to be sold at auction. It is a near-new architect-designed home on multiple levels and has breathtaking ocean views in one of Buderim’s most picturesque streets on the eastern escarpment. Set on a 956sq m block, the landscaping needs to be finished off, which will really enhance the home’s imposing street appeal. Unfortunately the home has been a little knocked around by vandals, so the owners will be selling as-is….This damage will be taken into account with the sellers price expectation, as the house must be sold. Mitch expects bidding to start in the $400,000s but the auction process will tell us where it ends up. With a little bit of ‘touching up’ this home can be really something special, Mitch says, as it is a generous size, clever design, and the extensive use of timber, along with the high ceilings create a sense of space and light. On the top level is a huge open-plan living and dining area with polished timber floors and balcony to showcase the gorgeous views. A contemporary kitchen with stone benchtops overlooks the living area, and the master bedroom is also upstairs with a ceiling fan, massive walk-in robe and an ensuite. The middle (entry) level has a games/family room with a timber balcony, a kitchenette, the main bathroom and four bedrooms all have timber floors and ceiling fans. Perfectly set up for the kids to be on this level with their own living area and bathroom, whilst the parents can enjoy some privacy upstairs in their separate suite. The bottom level contains double car accommodation and a storage room. Nyes Crescent is a sought-after address and with Mooloolaba just a few minutes drive down the hill, and Buderim Village a few minutes away also, you are perfectly located to access both easily, yet can enjoy the serenity of this quiet, leafy street.
